What Will Your Philadelphia Kitchen Remodel Cost?

money and houseEvery year I like to let Philadelphians know what their kitchen remodel will cost.  This cost is according to the latest report by Remodeling Magazine which surveys 100 markets in the US, including the Philadelphia metro area.  These costs are based on homeowners who work with remodeling specialists such as contractors and kitchen designers (like Teknika Design Group).

Philadelphia kitchen remodels are divided into two categories, midrange and upscale.  The midrange description is a 200 square foot kitchen that is remodeled to include:

  • Semi-custom cabinets (the broadest range possible)
  • Island
  • Laminate countertops
  • Standard sink and faucet
  • New oven, cooktop, and ventilation system
  • Built-in microwave
  • Dishwasher
  • Garbage disposal
  • New floors
  • Custom lighting with installation
  • Finished carpentry (painted space)

The upscale kitchen remodel is also a 200 square foot kitchen, but there the similarities end.  This kitchen includes:

  • Top of the line custom cherry cabinets with various interior storage upgrades
  • Stone countertops with a glass tile backsplash
  • Built-in refrigerator
  • 36” commercial grade range and vent hood
  • Built in microwave/convection oven
  • Warming drawer
  • Trash compactor
  • High-end under mount sink with a designer faucet
  • Built in water filtration system
  • All new lighting, including under cabinet lights
  • Cork floors

The midrange Philadelphia kitchen remodel will cost homeowners $65,824.  This increase is less than one percent more than what they could expect in 2015.  An additional fact included in this survey: Realtors said that if the home was sold with this new kitchen the homeowner would recoup 61.7% of the cost.

The major Philadelphia kitchen remodel will set homeowners back $127,316, which is an increase of 1% versus 2015 costs.  The amount recouped would be 59.6% if the house was sold.

At Teknika Design Group we have found these surveys to be pretty accurate.  One thing to remember is that these costs are based on a 200 square foot kitchen; in the city that would be a generous size and in the suburbs of Philadelphia that might be a little small, so adjustments need to be made.  Also remodeling costs are higher in the city because of installation.  Contractors have more trouble parking, smaller areas to work within and sometimes elevators that need scheduling.  All of these issues make the contractor’s job more challenging and the city of Philadelphia homeowner’s kitchen remodeling projects more expensive.
